I. Description of the Site

"La Bastide"  
The villa "La Bastide" ("country-house") was built in the typical provincial style "style bergerie" ("style shepherd").
It has a floor space of about 100 m² and is approached 400 m to the sea.
The ground of the estate is about 1000 m² and the landscaping was created by a gardener.
The house is oriented to the south. That gives the possibility to lie in the sun at the pool. You may also choose a shadow place.
The garden plot is characterized by plants, that are typical for the surrounding: different cactuses, oleanders, palms, olive-trees, citron-trees, mimosas, stone-pines, cypress-trees, lavenders, rosemaries, and so forth.
The smooth ongoing driveway is characterized by high trees on which squirrels do their dancing.
Art  
The walls have been painted by an artist.
Robbery is not profitable: all pictures are painted on walls and can not be carried out! There are no portraits in the house!!!
Neighborhood  
and Surrounding  
The houses in the neighborhood are either holiday homes or residetial homes.
"La Bastide" is located in a silent surrounding. Nevertheless you reach downtown easily on foot.
Also in the evening you can go out walking in the surrounding.
Connection   
"La Bastide" can be found between St. Tropez (about 18 km) and Fréjus/St. Raphael (about 12 km).
You have connection to the interstate "autoroute A8". You can reach it in about 20 minutes by car.
You can go to the "Côte d'Azur" airport in Nice in about 45 minutes by car.
 

II. Rooms
Ground Plan of the Villa  
The ground plan of the villa covers a main house and an extension.
MAIN HOUSE  
The rooms of the main house extend over two floors.
Both floors are connected by a stairway in the living room. The stairway has a little number of steps.
The kitchen, the dining room and the living room are located in the ground floor, that are oriented to the south.
The bathroom and the two bedrooms are located in the upper floor and are oriented to the north.
The house accommodates up to 4 persons.
There is a housekeeping room available.
EXTENSION   
The extension accommodates the housekeeping room and one bedroom.
The bedroom accommodates up to 2 persons. If you prefer, you can rent the bedroom additionally.

III. Equipment
Swimming Pool   
The swimming pool is 9.5 m x 4.5 m large. It is oriented to the south.
The swimming pool is equipped with a countercurrent installation and is fully illuminated.
Barbecue  
 
Nearby the pool you find a barbecue.

Park  
 
The park has an automatic irrigation plant.
The whole area is illuminated.
Over Roofed Carport  
 
The estate has one over roofed carport for 2 cars.
Further cars can be parked at the driveway.
TV Connection  
 
The house has 2 TV satellites.
They receive French and German TV programs.
Heating   
 
The heating consists of electric convectors.
During the transition period of autumn and spring time you can heat the house and the upper level by the heating chimney.
Drainage  
 
The house is connected to the public sewerage.
You would not be disturbed by a bad smell.
 

IV. Extension
Extension  
The house is equipped with an extension. There you can find an additional bedroom.
You can see it on the picture, at the left hand side. The area is separated lightly by a wall.
The extension has his own separated entry. The area around is covered by an awning.
The bedroom accommodates 2 persons.
In the back of the same floor there is a housekeeping room. If you prefer, you can also rent the extension.
Equipment   
 
The extension is furnished by:
  • a wash-basin,
  • a wall-chest and
  • a double bed.
    • Housekeeping Room
    The housekeeping room is equipped with:
  • a shower and a bathroom.
  • one refrigerator,
  • one freezer and
  • one washing-machine.
    • Swimming Pool  
     
    The extension has, like the house, an access to the swimming pool.
    It is oriented to the south.
    You can take a sun bath, but you also find a shadowy place nearby the pool.
     

    V. Leisure
    Wellness and   
    Relaxation  
    Very nice Sandy Beach
    It only takes 5 minutes to walk to the beach.
    You walk through an area that is similar to a park. You follow the creak "Garonette".
    You pass the shore street by a passthrough and arrive at the wonderful sandy beach.
    The path is also for children absolutely undangerous
      Walking
    The surrounding invites you for walking. Also in the evening, you can go out for a walk.
    The approach road to the house is illuminated in the evening.
    Culture   
     
      Excursions by Ship
    In the harbor you can do excursions by ship, for example, to St. Tropez.
      Gourmet Restaurants
    For gormandizing, you can find numerous gourmet restaurants of all categories.
    Sports  
     
      Sports on the Beach
    At the beach you find
  • a surfing and sailing school.
  • You can play volleyball.

    There, you find
  • bathing-cabins,

  • one restaurant,

  • chairs and

  • showers.
    •   Soccer Ground
    If you are on the way to the beach, you pass a soccer ground.
      Boule Grounds
    Nearby the house you find 2 boule grounds.
      Tennis Club Directly at the Beach
    In the village there was built a wonderful tennis court directly at the beach. You can play tennis without getting a member.
      Several Golf Courts
    Nearby you find several golf courts. In the region Golf is preferred to play during winter.
     

    VI. Back Country
    City Tours  
      Monaco
    In Monaco you can
  • visit the Exotic Gardens,

    •
  • have a cocktail in the Café de Paris and

  • stop by at the Casino.

    Bicycle Tours in   
    the Back Country  
      Roquebrune, Le Muy and Draguignan
    The back country is ideal for bicycle tours.
    Roquebrune, Le Muy and Draguignan are very nice places, where you should stop by at the wine-growers.
    Diving and Fishing  
     
      Mountain-Range of Esterel or Miles of Sandy Beaches
    Take the choice, if you would prefer bathing on the long sandy beaches or fishing and diving in the romantic rocky bays of the mountain-range of Esterel.
     

    VII. Shopping
    Small Purchases  
      Les Issambres
    The small purchases are made directly in Les Issambres.
    You can reach downtown without any problems on foot.
    You will find everything that you need for your daily life.

    There is
  • a supermarket directly at the sea.

  • in the town hall you can find

  • a post office,

  • banks,

  • a hair cutter,

  • a newspaper shop,

  • a pharmacy,

  • a gas station etc.


    • Since Les Issambres is not purely a holiday place, most shops are open during winter time, too.


      Purchases for your breakfast table
    In the morning you can walk to the bakery and pick up some croissants and baguettes.

      Fish Market
    In the harbor of Les Issambres there is sold fresh fish.
    Bigger Purchases  
      Fréjus -Géant-
    For bigger purchases you go to Fréjus. You go by car or by bus to Fréjus/St. Raphael. Directly at the beach, there is a bus stop.
    At the local entry of Fréjus there is a very big and well equipped supermarket called "Géant".
     

    VIII. Climate and Weather
    Number of sunny days   
    Les Issambres is one of the places at the Côte d'Azur with the most sunny days during the year.
    Clean Sea   
    The sea is very clean, because there is no big city nearby the village.
    Humidity   
    The humidity is about 50% in the average.
     

    IX. Connection

    Connection by Car  
    During your holiday stay you don´t need your car to go shopping or profit from the recreational spare time offers.
    In about 20 minutes you are on the interstate "autoroute A8".
    In about 45 minutes you reach the airport "Côte d'Azur" of Nice. In about one hour you reach Monaco over the "Corniche d'Or" ("golden road of the wall of rock").
    Connection by Bus   
    Directly at the beach, there is a bus stop. You can reach it over a short path of a 5 minutes walk.
    From there you can go by bus to St. Tropez (about 18 km) or to Fréjus/St. Raphael (about 12 km).
